Terms and Conditions of your Reservation

 CHECK-IN TIME: 04:00 p.m.

CHECK-OUT TIME: 11:00 a.m.

Early check-ins or late check-outs must be approved in advance. Housekeeping requires 5 hours to prepare the home for your arrival.

OCCUPANCY BY-LAW:

MAXIMUM OF TEN (10) GUESTS ALLOWED AT ANY TIME: (Town Building and Fire Code Regulations)

TOWN NOISE BY-LAW:  

“No excessive noise between the hours of 10:00 p.m. and 07:00 a.m.” Please respect the privacy of our neighbours at all times. Enjoy your vacation time responsibly.

PARKING:

3 CARS MAXIMUM! Cars must be parked in the driveway overnight. Your car(s) will be ticketed and/or towed if parked on the street overnight. Do not block driveway or neighbour’s driveways please.

Violation of any and or all of the terms and conditions stipulated on this contract can result in immediate eviction from the property and/or applicable fines imposed by Town By-Law Office.

 

GENERAL:  

The ‘Property’ is represented by 2834032 Ontario Inc. and is rented for the sole use of the ‘Guest’ whose name appears as the Primary Guest on this agreement, during the agreed upon rental period stated on the invoice of this agreement, as shown in the Guest Invoice section below.

Management reserves the right to refuse service to anyone and will NOT be responsible for accidents or injury to guests or loss of money, jewellery, or valuables of any kind. Guests are responsible for the safety and security of all persons in the house, including children, at all times during the agreed upon rental period.

Violation of any of the Town’s By-Laws and/or the Terms and Conditions stipulated on this contract will result in your immediate eviction from the property and all associated cost of damages and/or fines will be applied to your credit card.

RESERVATIONS AND CANCELLATIONS POLICY:

DEPOSIT:         

50% deposit due at time of booking to secure the reservation.

BALANCE:

Remaining balance due 30 days prior to check-in date & applied to same credit card taken at time of deposit.

CANCELLATION:      

At all times of the year, except during Summer Season, your deposit will be refunded less 10% if cancellation is made 30 days prior to arrival date. After 30 days your deposit will be forfeited. 

For weekly stays during Summer Season, your deposit less 10% will be returned if cancellation is made 60 days prior to arrival date. After 60 days your deposit will be forfeited.

COVID CANCELLATION POLICY:           

Your payment will be refunded in full without penalty, if cancelled, right up to your arrival date in the event there is a travel lockdown in Niagara due to COVID.

TAX:         

13% HST Harmonized Sales Tax (5% Federal & 8% Provincial) + 3% MAT (Municipal Accommodation Tax) are added to the total cost of booking.

RATES:

Rates apply to a maximum of 10 guests. 

HOUSEKEEPING & CLEANING:

House cleaning services are provided prior to your arrival and after your check-out. Housekeeping will strip all beds after your departure.

We provide you with: Fresh towels & linens and a basic supply of paper products. (Paper towels, toilet paper, small soaps in bathrooms). Kitchen includes, dishwashing liquid, scrubbers, dishwashing soap, and kitchen garbage bags. Extra light bulbs and batteries located under kitchen sink.

HOUSE PROCEDURES and INSTRUCTIONS:

LINENS:

Please do not sleep on pillow shams. Extra pillows are provided in the bedroom closets/wardrobes.

TOWELS:

Leave used towels in the laundry room or bathtubs, (NOT ON HARDWOOD FLOORS OR BEDS).

DISHWASHER:

Run last load of dishes prior to check-out. Housekeeping will empty it after your departure. 

FOOD:

Do not leave behind excess food on counters, in fridge, stove, etc. Please place in garbage.

BBQ:

Burn off excess food & clean grill. This keeps animals away and is respectful for next guests.

FURNITURE:

Do not move furniture around. If you absolutely have to, please return it to the rightful place.

FIRE EXTINGUISHERS:

Do not move fire extinguishers, disconnect smoke alarms or CO2 detectors. 

SMOKING:

The home is a smoke free environment, so please no smoking indoors. If you must, smoke outside and use ash trays provided.

FIREPLACE:

Both fireplaces are controlled by thermostat.

NO SMOKING! NO PETS!

MAINTENANCE & REPAIRS:

We may require maintenance/repair staff to enter the property to determine the extent of a problem. We will provide you with advance notice. Response times will vary depending on availability of staff.

SWIMMING POOL POLICIES AND PROCEDURES:

2834032 ONTARIO INC. AND ITS EMPLOYEES ASSUMES NO LIABILITY FOR INJURIES

INCURRED IN AND AROUND THE POOL AREA AND/OR THE PROPERTY.

Regular pool maintenance will need to take place during your stay.

The use of the swimming pool is reserved strictly for the guests of the home.

The swimming pool and area is unsupervised. There is no lifeguard on duty. Use of the pool is at your own risk.

  1. NO DIVING or JUMPING. NO RUNNING on POOL DECK AREA
  2. CHILDREN ARE TO BE SUPERVISED AT ALL TIMES
  3. ENSURE PERIMETER GATES TO POOL ARE LATCHED TIGHT AT ALL TIMES
  4. PLEASE DO NOT TOUCH POOL EQUIPMENT.
    Pool temperature is kept at 86 degrees Fahrenheit, 30 deg. Celsius
  5. NO GLASS, or SHARP OBJECTS ALLOWED on POOL DECK AREA.
  6. PLEASE ENSURE INFANTS ARE WEARING APPROPRIATE WATER DIAPERS.

DAMAGES POLICY:

The person whose name appears on this form as the “Primary Guest” will be responsible for any and all damages caused to the house, its contents and/or the property during his/her stay. The “Primary Guest” will also be responsible for any violations of the Town’s noise and parking By-Laws and/or the Terms and Conditions stipulated on this contract, including neighbour’s complaints of noise and illegal parking. Where damages and/or violations have occurred, 2834032 Ontario Inc. will provide a detailed account of such damages/violations to the Primary Guest. The cost of such damages/violations will be charged to the Primary Guest’s credit card. If after your departure, there is excessive cleaning required over and above normal housekeeping of the property, the cost of such cleaning will be billed the Primary Guest’s credit card at a rate of CAD$40.00/hr. This would include excess garbage/recycling left inside the house, prepared foods left on counters, fridge, around pool and deck area, cigarette butts, empty bottles, excessive dirt, unwashed kitchenware, broken glass, furniture re-arranged and not put back in place.

CREDIT CARD AUTHORIZATION:

I authorize 2834032 Ontario Inc. to charge the sums, shown on the invoice below in Canadian dollars, to my credit card for the short-term rental of this property, as per the Reservations & Cancellations Policy stated in this contract. I understand and accept the Terms and Conditions, as stated in this contract, and accept that any damages/violations caused during my stay will be applied to my credit card, in accordance with the stated Damages Policy.

Guest/Cardholder will pay to the issuer of the charge presented herewith the amount stated hereon in accordance with the issuer’s agreement with the cardholder as per the Terms and Conditions and Damages Policy stated in this agreement. 

Acceptance of this application for the rental of the said property represented by 2834032 ONTARIO INC. constitutes agreement by the applicant and their party to abide by the Terms and Conditions as stated on this Agreement.
